How to Identify Roof Damage (Even the Invisible!)

After a hail or ice storm, many homeowners breathe a sigh of relief that their roof shows no visible signs of damage. However, what many homeowners don’t realize is that not all roof damage is visible, especially to the untrained eye.

It’s always recommended to get an inspection to identify roof damage after severe weather, especially if you have an older roof. As a roof ages, it can develop weak spots or flaws that don’t cause damage but are more prone to damage. The stresses of storms can further weaken these spots, or even cause severe damage.

It’s not a bad idea to keep an eye on your home to identify roof damage throughout the year, if you can do so safely, such as from the ground or from windows in your home.

Wondering how to identify roof damage? Look for these 3 common problem spots:

  1. Look at the base of vent pipes, where the pipe comes through the roof. This joint should be covered with a collar that keeps water from seeping in. If the collar looks cracked or damaged in any way, it can be a sign of trouble. Contact a roofing contractor to address the problem.
  2. Look at the flashing around skylights, or at joints such as roof valleys where two different roof surfaces meet.
  3. Skylights usually need to be repaired or re-flashed every several years at best. If you have a skylight, keep an eye out for cracked or damaged flashing, or any signs of leakage.
