Cracked, curled, or missing shingles

One of the easiest signs to spot out of all of these, damaged shingles are a good indicator that it’s time to replace your roof. Shingle damage can take many forms. For instance, shingles can become warped or curled over time due to exposure to the elements. They can also crack, chip, or even break off from your roof entirely.

Widespread damage to your shingles will expose vital parts of your residential roofing system to the harsh Denver weather. Thus, if your roof has a large number of damaged shingles, it’s probably time for a new one.

Granules in gutters or near downspouts

Sometimes shingles deteriorate less dramatically. A good example of this is when the protective asphalt granules on your shingles come free, weakening them against impacts such as hail and exposing your roof to sun damage. It can be hard to spot this kind of damage, but there’s an easy workaround: check your gutters! While it’s not uncommon for a roof to last well beyond its expected lifespan, knowing how many years your roof is expected to last can help you be prepared to replace it when the time comes.
